Treasurer’s Report for Calendar Year 2013
With no increase in the 2013 Annual Assessment, the Board was able to complete several projects focused on the goal of saving money and maintaining the value of our pool and common area. These projects included the installation of an irrigation system rain sensor to save water, the remodeling of both bathrooms, and miscellaneous pool repairs. We did have an unplanned pool-cleaning expense after vandals dumped several deck chairs and a charcoal grill in the pool, so please question anyone that does not look like they belong in the pool area.
We have one home that just went into foreclosure at the end of 2013, and we do not yet know the impact this will have on the 2014 budget. We continue to follow the late payment collection policy from past years, as authorized in the Association Articles of Incorporation; Declaration of Covenants, Conditions and Restrictions; and Bylaws. The Board shall refer all debt collection for payments 30 days past the due date to the Association’s attorney, with all applicable legal fees and expenses billed to the homeowner.
We had a net gain in 2013 as a result of: a) reduced expenses, b) a couple small projects were skipped, c) we gained $300 from late fees, d) all projects started were completed under budget, and e) we added two new pool members. The 2014 Financial Statement will be prepared by our accountant and will be available upon request. Attached is the 2013 operating statement, which is summarized below:
