BOARD MEETING MINUTES
WEKIVA GOLF VILLAS HOMEOWNERS’ ASSOCIATION
May 23rd, 2012

A board meeting of the Wekiva Golf Villas Homeowners’ Association took place on Wednesday, May 23, 2012 at the WGVHA pool on Albrighton Court, Longwood, Florida.

Shawn Fourez, President, called the meeting to order at 6:05 p.m. Also in attendance were Steve Tretter, Elaine Curran, John Ewseychik, Rebecca Viola and Allen Kreuscher from Concrete Textures.

A motion was made by Steve to approve the minutes from the meeting of April 23, 2012. Shawn and Elaine seconded the motion and the minutes from the meeting of April 23, 2012 were approved by the Board.

The only order of business was to discuss the proposal presented by Concrete Textures to resurface the pool deck area , raised deck, pool beam and bathrooms.

Scope of project would consist of power washing and acid etching the existing surfaces, inject filler into existing cracks, apply a concrete base coat and shoot a texture over the top. They generally incorporate three colors into the top coat.

Allen advised that their product is a concrete product with integrated color. Advised his product is mildew resistant, stain resistant, and designed to withstand the harsh Florida climate. Neither muriatic acid nor chlorine will fade the product. Diluted muriatic acid will generally wash away stains. This product and technology has been in use for 20 years. Shawn advised that he spoke with Orange Lake and a dance studio in Apopka who returned his calls concerning references for the work performed by Concrete Textures. Shawn was provided with four references by Concrete Textures, but only two responded to his reference inquiries.

Allen advised that the application he proposes for the WGV deck and pool area was applied to a large pool deck in New Smyrna Beach on the beach. Allen advised the entire application is less than 1/8″ thick and is designed to go on in a thin layer. Allen advised they would leave the plastic strips in the expansion joints under application.   Allen verbally indicated the company would replace any cracked or decayed expansion joint strips prior to concrete application.

Scope of work for repair of pool beam only would be to remove outside blue tiles, retaining depth markers. Concrete on top beam will be hand troweled and taper to the level of the inside tiles.

To complete entire quoted project would take 4 days. John, Elaine and Shawn all in agreement to make a decision and do entire project at once.  Steve feels like second meeting may be required. John recommended that we find Allen’s oldest reference to review the quality of work.??We looked at color samples and all present agreed on color scheme. Next step would be to review references for Allen at an older property and get revised quote for additional tile work.

At 6:45 p.m. Shawn motioned to dismiss, Steve seconds and Elaine moves.
