BOARD MEETING MINUTES (AMENDED)
WEKIVA GOLF VILLAS HOMEOWNERS’ ASSOCIATION
NOVEMBER 29, 2018
A board meeting of the Wekiva Golf Villas Homeowners’ Association was held on November 29, 2018 at the Wekiva Golf Villas Community Pool in Longwood, Florida.
John Ewseychik called the meeting to order at 7:06 p.m. Also present at the meeting were Patrice Burke, John Carter, Elaine Curran and Rebecca Warwick; a quorum was achieved.
Agenda for the evening was to finalize and adopt budget for 2019 and address any other matters as necessary and pending before the board.
Treasurer’s Report: $44,076.39 in bank account as of 11/28/18; improvements not completed in 2018 will roll over into 2019. Additional payment in 2019 to pay attorney to review documents and modify and record with County, if necessary. A new homeowner was added in 2018, bringing total to 49 homeowners.
Discussion among those present, it is agreed that the proposed budget changing the assessments into annual assessments and modifying the due dates, while lowering the total annual due to $440 is preferred over the proposed budget to bring in a management company.
John E. and John C. feel that the language of the articles and covenants have no evidence of requirement for quarterly payments; further, there is nothing in the documents preventing the Board from changing due dates and payment structure. Patrice is more comfortable with having the attorney’s review and opinion on the matter. The cost to have the documents reviewed would approximate $200. All in favor of expending money to have attorney review and opinion concerning whether any revisions and recordings are necessary. (Email confirmation from Association’s legal counsel supporting the Board’s proposal is attached* and incorporated into the minutes by reference thereto.)
Patrice moves for an approval of the budget with revisions noted above. Rebecca seconds. All members in favor; motion carries.
Now that winter is approaching, John E. will begin the process of meeting with contractors for re-marcite and repair of the pool beam, as well as replacing the shingles on the building. John recommends black shingles. Brief discussion concerning skylights and agreed among all present that given negative potentials of mold, mildew, increased likelihood of leakage, as well as added cost, that skylights are not good option.
There are no other new or pending matters.
John moves to adjourn; Rebecca seconds. Meeting adjourned 7:29 p.m.
